Contract length

At Townsville Uni Houses, our rental contract lengths are designed for students studying at JCU. Unlike a typical real estate rental agency, we do not conform to 6 or 12-month contract lengths. Our rental contract length is based on the 40-week JCU academic, being the start of semester one orientation week (typically mid-February) through until the end of semester two exams (typically late November). This gives you the same contract style as on-campus accommodation but with all the advantages that off-campus accommodation offers. Contracts can start earlier or extend later than the academic year as per individual requirements and room availability.

Rent charge and payment terms

Rent payment is due on Mondays and can be paid weekly, fortnightly, four-weekly, or semesterly (20 weeks). The rent charged is all-inclusive, see our houses page for full inclusion details.

  • $250 per week, including during semester breaks.

Rental documentation

Just like real estate agencies, we manage our uni houses in accordance with the guidance and regulations of the Residential Tenancy Authority (RTA) of Queensland. The RTA is the Queensland Government statutory authority that administers the Residential Tenancies and Rooming Accommodation Act 2008 (the Act). The Act is designed to protect both tenants and landlords, ensuring complete peace of mind for your stay with us. There are three key RTA documents used during your tenancy:

  • Rooming accommodation agreement (Form R18) (Electronic PDF)
  • Bond Lodgement (online)
  • Refund of rental bond (online)

Rooming accommodation agreement (Form R18)

As the name suggests, this form is an agreement between us as the provider and you as the resident. It details all the conditions under which you agree to lease from us and all the conditions under which we agree to provide you with accommodation.

Online – Bond lodgement

Once you have moved in, we use the RTA online portal to lodge your bond (paid previously as a holding deposit to hold your room). We do not hold your bonds during your tenancy, as this would contravene the Residential Tenancies and Rooming Accommodation Act 2008. Upon successful lodgement, the RTA will issue your tenancy a bond number.

Online – Refund of rental bond

When you move out, we use the RTA online portal to request a refund of the rental bond held by the RTA. It requires electronic acceptance from both the resident and the provider. Payment usually takes 3-5 business days to clear into nominated bank accounts.
